Parade of Renovated and Custom Homes

Presented by the Greater Vancouver Home Builders’ Association (GVHBA), the 23rd annual Parade of Renovated and Custom Homes will showcase an exclusive collection of 16 professionally renovated and custom built homes in Metro Vancouver on Sunday, June 12, 2016, from 10 a.m. to 4 p.m. A unique opportunity to view the latest custom home design trends, home renovations, plus the science behind building, this annual one day event offers consumers both inspiration and education with glimpses into award-winning projects.

Admission is by passport, available at each home for $10 per person. Children 17 and under are free. Passports can be purchased at any home, and then used for entry to the remaining homes. A portion of the proceeds from passport sales will help fund the purchase of tools, building materials and safety gear for a carpentry training program offered by Guildford Park and Frank Hurt secondary schools in Surrey.

Viewing time is limited to six hours so make sure to plan your personal parade before heading out.

This home is a "MUST SEE” – the winner of the 2016 BC Georgie Awards for Best Any Room, Best Kitchen Renovation over $100,000, and Best Certified Whole House Renovation. In addition, this renovation is also a 2016 CHBA National Award Winner for Best Any Room. Perched high on a hill overlooking Burrard Inlet, this stunning whole home renovation is sure to take your breath away. Under Construction. This West Cost contemporary-style home is a 4600 s.f. certified BuiltGreen and EnerGuide home located in a beautiful quiet area, bordering Braemar Park on the property’s north side.

The home features an open-concept kitchen with separate wok kitchen and a legal suite. It is automation ready, and has European-engineered windows. Engineered lumber was used for joist beams, outside sheathing and sub-floors. The home uses foam insulation, selected for its durability and high performance for noticeably lower utility bills, and seals out allergens for a healthier in-house environment.

The home includes many environmentally friendly features, such as floor heating that uses a 95% energy-saving boiler, LED lighting, and high efficency appliances. The engineered hardwood floors are Preverco, a Canadian company that provides a 35-year factory warranty. Bathroom and kitchen fixtures have lifetime factory warranty, and all sinks and toilets are KOHLER. To provide more privacy by reducing noise travel, solid doors are used throughout.

Parade home: 1038 Blue Grouse Way, North Vancouver
Type: Renovation - Kitchen/Great Room with Powder Room and Living Room Upgrades

This home boasted a huge space both in size and volume that housed an out-of-proportion kitchen stuck up against an outside wall and a small family room. The client wanted a much bigger gourmet kitchen and a working pantry. They also wanted the space to be more inviting, social and functional, and to open up the area to their living room and dining room. Very high ceilings were a big part of the challenge in the design so dropped-down track lighting was used and display shelving was added at the same height of the ceilings in the rest of the house to give a more intimate feel to the room. Installing a very large (10’ x 10’) island with lots of seating along with cabinets and appliances along the two exterior walls paralleling the island really helped to proportionately fill the large floor area. Upgrades to the entry, living room, powder room and dining room brought cohesion to the overall look.

This is an unusual renovation, as it is owned by the builder. The exterior renovation has been a lab for both aesthetics and method and has evolved slowly over ten years. The fit, finish and details are very high for lower Lonsdale and are worthy of multi million dollar homes in West Vancouver and Vancouver’s West side where Cirrus Homes carries out most of its practise. The interior renovation was started in late January and is in its final stages. It is so new that we haven’t had a chance to have a photographer in to shoot the interior. Except for the sidewalk (the final phase!), every square inch of this property has been meticulously tended.

Parade home: 5661 Covey Place, North Vancouver
Type: Renovation - Main Floor: Including Kitchen, Dining Room, and Family Room

This home in the upper Capilano community received a transformation on the main floor and acquired a modern look with an expanded kitchen, while re-addressing the original layout and utilizing the floor space more appropriately.

The homeowners were hoping to obtain a larger kitchen with a brighter feel and user-friendly work space. In order to achieve their wishes, RJR transformed their main floor and reallocated the rooms around the kitchen which created a more inviting entry into the home with an eye catching appearance utilizing more natural light with the existing skylights and added skylight in the kitchen.

With a new floor, guard rails and fresh coat of paint, the project came together perfectly and the homeowners were rewarded with the main floor and kitchen they were hoping for. A complete transformation that is a must see and will generate plenty of imagination.

Under Construction. This home boasts a spectacular view from its rooftop deck overlooking English Bay and the North Shore mountains. Its 6000 square feet have been fully renovated making the 25-year-old home new. This renovation, just beginning the finishing stages, includes the digging out of the basement for additional space making room for a home theater, wine cellar, and bar. When finished this home will feature an updated, solid granite, exterior face and a dramatic French Provincial-style interior. Nestled on a corner lot, this new heritage-style home combines familiar Tudor gables with craftsman-influenced detailing. The resulting architecture is nostalgic yet refreshing with its contemporary use of materials. The design intention was to provide a pleasing bookend to a highly visible street corner, while paying homage to the cherished stock of character homes.
The main floor open plan interior invites casual interplay of spaces, as kitchen, dining and living rooms effortlessly blend together. Bright walls and cabinetry are punctuated by colour and texture carefully introduced with tile, wood millwork and contemporary lighting. These elements bring warmth and interest to the interior spaces.
Daylight washes interior spaces on all floors through large windows and high ceilings and achieve a lofty feeling despite its small footprint.

This 1950s south-slope bungalow was brought to the 21st century, while preserving heritage charm, through a renovation taking place over three phases.

The front of the home was altered to improve functionality. Changes visually broaden the front elevation, and provide a less crowded parking arrangement. Installing a new garden, designed for low-maintenance and reduced water usage, raises yard two feet, allowing drive-up level accessibility for aging-in-place. 

New granite chimney replaces too-dominant red brick and is kept to complement facade with new granite lower wall facing; while inside the greatroom a new contemporary fireplace is featured.

Bringing outdoor living 'into' the kitchen, by 20 feet of Eclipse and Tilt-and Slide doors, enhances enjoyment of both spaces, and provides 180-degree view spanning south from Mount Baker to the Gulf, visible from anywhere in the greatroom living area.

Abandoned for more than a decade, this two-storey home was severely worn down and required a top-to-bottom renovation to transform it into the unique and artisan-inspired dwelling the owner loves. 

Every aspect of the design/build process was approached holistically. Intermind Design thoughtfully planned the home’s interior and exterior spaces so the house now seamlessly integrates spatial functionality, beautiful detailing and finishes, and ethnically diverse design that reflects the homeowner’s vibrant personality – all delivered within a modest budget.

The landscaping was designed to create a tranquil private outdoor oasis, featuring meandering paths through rock gardens and new plant beddings. The revived home now has a seamless connection with the exterior space, with each room having either balcony, deck or direct access to verdant landscaping.

This 1960s Boundary Bay beach home had been added to over the years, with a total of 1400 s.f. of small rooms. The project started with a change to the roofline to add 100+ s.f. of additional space and create a charming entryway with barrel ceiling. The owners opened the home up to create a large greatroom in the middle of the home opening onto a covered deck.

The kitchen was moved from the back to the middle of the home to allow installation of 12’ French doors and windows across the back of the home, which is perfect for entertaining and casual living by the beach. The fully renovated home is now 1520 s.f. – the ideal size for a small family or empty nesters.

Artist’s Studio and Classic Tuscan Kitchen plus Mexican-style exterior Living Space. Large Master bedroom with spa-like bathroom on Main floor and a Living room with 26 ft-high ceilings and massive fir beams. All in a total of 5,000 sq/ft. The construction cost of $1,250,000 was approx. $250 per sq ft.

Our client was not afraid to make a strong, bold statement in the architectural design and finishes that flow throughout this home. The result is a masterpiece of romance, passion and artistry that create an undeniable mood and ambiance throughout every room.

We created open spaces, which were at once generous and intimate. Organic wood and stone, massive exposed beams and high ceilings, arched doorways and vintage cellars embraced the warmth and elegance of this home.

This home beautifully balances vintage Tuscan aesthetics and functionality.
