16th Annual GVHBA Parade of Renovated Homes
 
The Greater Vancouver Home Builders’ Association (GVHBA) Renovation Council invited the public to tour 17 professionally renovated homes in Burnaby, Coquitlam, Delta, Mission, New Westminster, North Vancouver, Surrey and Vancouver on Sunday, June 14.

The 16th annual Parade of Renovated Homes – with the most participating homes ever – showcased leading-edge design, advanced construction techniques, and innovative building products.

Projects included a complete transformation of a Mission rancher, restoration of a 1906 Kitsilano craftsman-style bungalow, and extreme facelifts of homes built in the ’20s right up to the ’80s.

GVHBA Renovation Council Chair Daine Halley says B.C. homeowners will spend a record $7 billion sprucing up their homes this year, and this popular one-day event offered exceptional sample renovations.

“Professional renovators, many of them award winners, were on site to offer expert advice and discuss their craftsmanship. Projects ranged from $70,000 to more than $700,000, offering people an abundance of ideas they can possibly incorporate into their own renovations,” says Halley.

BURNABY

In 2003, the owners worked with the renovator to complete an upper storey and front-entry exterior renovation. This year they wanted a main-floor renovation with a focus on the kitchen. The existing 1970s-style kitchen cabinetry and appliances were configured in a U-shape that did not take advantage of the available space. A new island and maple cabinets in a nutmeg stain were installed. A new larger window over the sink brightens the space. Blue-tone slate tiles, installed diagonally to match the island, complement the warm colour of the wood. The bathroom’s outdated fixtures were replaced with a corner shower unit, and an all-in-one vanity was installed. New diamond-shaped windows were installed in the living room. 

COQUITLAM

This project began as a straight-forward, entry-floor replacement, but soon turned into a whole-house renovation. The kitchen, which had not been changed since the 1980s, and in desperate need of an update, was completely gutted and reconfigured, and now showcases a stunning contrast of white cabinetry and black countertops. The living, family and dining rooms were updated with new millwork consisting of crown moulding, baseboards, window casings and hardwood floors. The dramatic fireplace treatment is an eye-catching centrepiece in the home. Upstairs, the main bath was renovated. The master bedroom was transformed, which now includes a luxurious air-jet tub and steam shower.

All about celebrating family, friends, food and fun, this national award-winning renovation is pure West Coast. The existing kitchen, living and dining room were combined into a single social/entertainment hub. The natural warmth of wenge wood flooring, stone pebble backsplash, and mountain slate manufactured stone offsets the crisp, industrial look of commercial grade, stainless-steel appliances, while variable lighting and surround-sound add mood to functionality. Outdoors, guests can Chill & Grill year round beside the pool in a new open-air kitchen/lounge that’s accented with ledgestone, concrete counters, and natural-stained cedar ceiling. This home, which was completely renovated inside and out, was featured on the cover of Home Makeover magazine in February 2009 as a finalist for a Georgie Award for best renovation under $500,000. An entire third floor was added for all bedrooms and the master suite, allowing for the main floor to be reconfigured with a new open floor plan kitchen/family dining area. A stylish and functional new kitchen is part of the main-floor makeover. The house is now a model of green construction and design, featuring energy-conserving windows, doors and skylights; a high-efficiency heating system; and the use of sustainable materials, including concrete siding and locally sourced building materials.

The original 1,000-sq.-ft. rancher is now a gorgeous 3,100-sq.-ft. home. New perimeter drains, sewer and gas connections, and underground hydro and cable connections were installed. Inside, the house was stripped to studs, including the removal of all plumbing and electrical material. The completely re-designed home now features a two-sided, gas fire unit in the great room and master bedroom. The master ensuite has a jetted tub next to a unique fire-and- waterfall wall that was added to the custom-built shower. The recreation room lighting is extraordinary – an inverted pool table, complete with balls and cues stuck to the ceiling with puck lights in the pockets.

A desire to maximize daylight and seamlessly unite old and new has transformed this 1950s ranch-style home into a modern oasis. While maintaining sensitivity to the existing context, the house fuses innovative uses of modern and standardized materials to complement the existing home. A horizontal screen of aluminum and timber acts as a shading device, creating a dynamic play of light in the living space. The 1,000-sq.-ft. addition showcases sustainable materials and building technologies, evident in the original wood floors and structure, the application of recycled fir, appleply and plyboo custom millwork, use of paper stone countertops, composite recycled tile and a natural ventilation system. Finally, an uninterrupted mountain view from a south-facing deck is sure to leave a lasting impression. 

 
For this 30-year-old, two-storey home in North Delta, an extensive makeover provides a stunning new look. It is now a contemporary West Coast home, transformed from the dated and worn condition prior to the renovation. Half of the roof was replaced, and by incorporating six dormers and trusses, nearly 400 sq. ft. of attic space was created. A new master bedroom and ensuite were created and, combined with the new family room downstairs, added an extra 477 sq. ft. of living space. The exterior siding was replaced and a vinyl deck with aluminum railings was built. The transformed kitchen and nook features granite counters, stainless-steel appliances and an impressive custom-built, 9½ foot island.

This 40-year-old house overlooking Burrard Inlet was in need of an update as both bathrooms and kitchen were in their original state. The kitchen and family area were completely redone with white maple cabinets and granite countertops, porcelain tiles with in-floor heat, glass backsplash tiles and frosted glass doors. A new entertainment system was installed in the family room. Energy-rated windows and doors were added. The bathrooms were updated with a limestone walk-in shower and a beautiful claw-foot bathtub surrounded in granite. A new front entry and sidewalk complete the renovation, creating a modern, welcoming home.
 
This unassuming 1,000-sq.-ft. rancher has been transformed into a spacious and modern open-concept home, fully customized to suit the budget of a family of three. This interior-only renovation successfully blended economy, design and environmentally conscious decisions. Design features include an open-concept kitchen with beautiful bamboo cabinets, slate flooring, and stainless-steel appliances and fixtures; an expanded bathroom with a custom dark-stained maple cabinet and double vessel-style sinks; and new bedroom layouts with oversized storage. Energy upgrades included an improved building envelope, high-efficiency gas fireplace and heating system, and an on-demand hot water supply.

The kitchen in the family home was closed in, isolating the at-home chef from all other people and activities. A flush engineered beam was installed in the attic allowing the removal of a load-bearing wall. The removal of the wall provides the chef with the ability to socialize with family and friends, while preparing anything from snacks to gourmet meals in the renovated kitchen. Insufficient cupboard space was replaced by banks of drawers that provide easy access to kitchen supplies. The stained shaker-style maple cabinets were crowned with granite counters. Solid railings were replaced with oak-capped wrought iron railings to visually open up the cramped split-level entry. 

 
SURREY

This 1970s Panorama Ridge home received a complete main-floor makeover. A gorgeous sunroom addition creates a fabulous kitchen/great room/outdoor entertaining space, which is anchored by a large island and flooded with natural light. Creative relocation of the staircase permitted the renovator to design a large, skylit entry foyer. The master suite features a spa-like, skylit shower, stunning tiles, quartz countertops and custom cabinetry. A little-used formal living room was reinvented as a state-of-the-art home theatre. Beautiful wide-plank hardwood floors, tasteful tones and multiple subtle details are capped off by a new roof, windows and doors. 
 
This tired-looking house, which did not meet needs of the family, was given a complete interior/exterior makeover. The basement was reconfigured to provide a family area and a self-contained home office. On the main floor, bathrooms were upgraded and carpets replaced with hardwood flooring. Walls adjacent to the kitchen were removed and a skylight was added to provide an open and airy atmosphere. Shaker-style cabinets were capped with ash-white countertops. Stylish designer faucets and a polished silver heritage-style chandelier were installed as eye-catching features. In-floor heat warms the kitchen floor, while a refinished fireplace warms the living room. New gables and ledgestone changed the exterior from the tired ’60s look to a stylish craftsman home with much street appeal. 
 
When restoring this 1906 craftsman-style bungalow, the owners wanted the home to blend flawlessly with the turn-of-the-century homes in this Kitsilano neighbourhood. The renovator surveyed the surrounding homes originally built in the early 1900s to meticulously re-create the home’s interior dimensions. The back deck and pergola were built to preserve the 60-year-old grapevines. There were many sustainable practices incorporated throughout the home, such as using solid wood to reduce toxic formaldehyde resin and recovering old-growth fir from an abandoned Vancouver Island mill. Beautiful second-hand fixtures and hardware were also sourced. This attractive renovation captured a 2008 Georgie Award.

This home underwent a major addition and whole-house renovation. This addition created a greatly expanded kitchen/great room with a new main-floor den and powder room. A new staircase leads to the second floor where a large master suite with balcony and ensuite were added. The rest of the bedrooms were refinished and the existing bathroom was redone. The basement now has a large new family room and exercise room, while the bathroom, guest room, workshop and wine room were developed. The exterior has all new windows and doors, and new exterior details including shingles and soffits. The mechanical systems in the house are also new. Fresh landscaping completes this pretty picture.

This home, built in the 1920s, has been beautifully renovated. The homeowners loved the neighbourhood and wanted the renovation to recapture the home’s original charm, while creating a modern, low-maintenance and comfortable kitchen. Walls were removed, opening up the kitchen to the adjacent dining and sun rooms. The ceilings were raised to create a more spacious feel. White shaker-style cabinets with low-maintenance countertops were installed. One of the key changes was having the dining space open onto a south-facing deck. The deck was completely rebuilt with iron/wood decking chosen for its natural beauty and low maintenance.

In the heart of Vancouver’s Commercial Drive neighborhood, the renovator re-built an artist-inspired, three-storey, six-bedroom family/guest house. From the updated front façade with concrete tiles, brick and cedar details to the contemporary yet artistic interiors, the design showcases a bold mix of old and new, elegant and casual. This house has three unique apartments, each inspired by a different theme – West Coast, early cinema, and multicultural influences. Every detail has been designed with care. Structural beams are transformed into focal points, old ceilings suspended. Even a lifeless tree has been converted into a sculpture.   This renovation is an exceptional example of a sustainable, budget-driven and collaborative design-build approach to renovation.

When the owners decided to start their family, they needed more space in their home. The renovator completed an upper-floor addition, creating an extra 700 sq. ft., adding two bedrooms, a master bath, a “baby” bath, a laundry area, and a cozy reading space. Special attention was paid to space-saving measures. The homeowners also wanted a green renovation, so low VOC paint, low-flow toilets, and engineered hardwood were selected. The kitchen features two-toned cabinetry. In addition to the extensive structural work, the exterior of the house was addressed. The existing deck was enlarged and, with the addition of retaining walls, a new backyard patio was built.   The basement was turned into a legal suite, with minor work being done to bring the space to code.
